Booking:
If you book a room in a flat share, you only pay the rent for this one room, regardless of whether or not the others are occupied. Every lodger is responsible for his own room. The kitchen, bathroom and living room are used by everybody and thus are subject to the shared responsibility of all tenants.
If a whole apartment is booked by one individual, that person is responsible for all facilities thereof and has to pay the total rent, regardless of whether or not all rooms are inhabited.
Prices:
The monthly rent for any apartment is not fixed, but may change from time to time. This depends on the demand and on the decisions of the owners of each flat. That is the reason why, after receiving an accommodation booking, the owners confirm the prices of the flats.
At the moment:
Single bedroom: 200 to 240 Euro
Double bedroom: 290 to 315 Euro
Apartments
for 2 persons: 420 to 500 Euro
for 3 persons: 600 to 700 Euro
The commission fee of 40 Euro is due when the contract is made.
Deposit
In order to confirm the booking, the tenant will have to pay a deposit of one month´s rent.
This money will be reissued to the tenant upon expiration of the contract once the keys to the apartment are returned, provided the terms of the contract aren´t breached.
Inventory:
After the key are handed over, an inventory of fixtures will be done to register any damage or problems concerning the facilities. The tenant will have two days to forward complaints about further problems to the agency. Afterwards, he or she is solely responsible for the apartment.
Fitting:
2 to 7 bedrooms
Fully furnished, including washing machine, tv with standard programmes, etc.
Not included: bedding, towels, central heating, air conditioning, telephone, cable or satellite tv
Location: Town centre
Please note:
Should a third person use the apartment or stay overnight with the tenant, the agency needs to be informed about this fact. Otherwise, it will be regarded as a breach of contract.
Additional costs such as electricity, water, heating or maintenance are not always included in the rent.
The deposit will be held back in case of breach of contract.
