Terms of the Rental Agreement
Arrangement of Accommodation
Once the rent and deposit are confirmed, applicants will receive notification. If the tenant accepts the suggested accommodation, the deposit is to be transferred.
A withdrawal from the agreement is possible until fifteen days before the tenancy is set to begin. Failure to meet this deadline, just like breach of contract, results in the deposit being lost.
If the participant is not satisfied with the accommodation, other alternatives may be proposed. The deposit will never be used as payment of the last month´s rent.
The duration of the renting contract depends on the type of accommodation and the season. There are two types of contract: one for a room in an apartment and another one for a whole flat.
Commsission fee for arranging apartments: 40 Euro
Please note:
On the last day of the contract, a representative of the agency will inspect the room for tidiness and maintenance. The deposit will be refunded only after this inspection (cleanliness of the places, operation of the material, etc) and the return of the keys.
If desired, the agency also offers shuttle services from and to Malaga airport.
Single: 30 Euro (Malaga airport – accommodation)
Return: 50 Euro (Malaga airport – accommodation - Malaga airport)
Should friends or relatives plan to stay in the apartment or in the room, the tenant needs to confirm this in advance with the agency in Spain. Violation of this rule will be regarded as breach of contract
If an entire flat is rented by one individual, this main tenant is responsible for the whole flat, concerning both payment of rent and condition of the facilities. This holds still true, if other tenants should move out early. In a flat share, every lodger is responsible for his own rent and room.
The tenant is responsible for furniture and fixtures, i.e. needs to keep them in good condition so that upon expiration of the contract, no insufficiencies beside the normal signs of wear occur. The responsibility for any damage, no matter if caused by accident, carelessness or conscious misapplication, is always with the tenant.
The residence as well as the fixtures are to be kept in impeccable condition.
During a period of three days upon moving in, the tenant has the opportunity to notify the agency of any damage or insufficiencies. For any problems registered after this period, the agency holds no responsibility
